Start from the decision, not the sensor

The most common failure in UK smart-building projects is deploying hardware without agreeing which decisions the data will change. Define the target first — rationalising floors, cutting out-of-hours HVAC, evidencing NABERS UK or WELL — and the sensor and integration requirements follow.

Retrofit versus new build

New-build schemes can specify open protocols from day one. Retrofits inherit legacy BMS, mixed protocols and landlord–tenant metering boundaries. Ask specifically how the vendor connects to your existing BMS and who owns the integration cost when the controls contractor gets involved.

Who owns the data

Check contractually that asset performance data is exportable in an open format and that the landlord — not the integrator — owns it. Data lock-in is what makes replacing a platform expensive three years later, and it is far cheaper to fix in the contract than in the courts.
