The most common failure in UK smart-building projects is deploying hardware without agreeing which decisions the data will change. Define the target first, rationalising floors, cutting out-of-hours HVAC, evidencing NABERS UK or WELL, and the sensor and integration requirements follow.
New-build schemes can specify open protocols from day one. Retrofits inherit legacy BMS, mixed protocols and landlord–tenant metering boundaries. Ask specifically how the vendor connects to your existing BMS and who owns the integration cost when the controls contractor gets involved.
